๐ Introduction
Welcome to your new home managed by Kyra Property Management. These Building Rules and Additional Covenants form part of your residential lease and are enforceable as if written directly into your lease agreement.
By signing or renewing your lease, you agree to comply with the following policies, which are designed to promote a safe, quiet, and well-maintained community for all residents.

๐ฐ Rent, Fees, and Payments
- Rent Due Date: Rent is due on the 1st day of each month.
- Grace Period: Payments received after the 5th of the month will incur the Late Fee as stated in your lease (see <<LATE FEE>>”).
- Month-to-Month Tenancy:
If no signed renewal or extension is on file, your tenancy will automatically convert to month-to-month status.- Month-to-Month Rent: as stated in your lease (see โ<<M2M Rent>>โ).
- Rent may be increased or tenancy terminated with 30 daysโ written notice.
- Payment Methods: Electronic payment through the Kyra portal is preferred. Manual or paper payments may include a $15 processing fee.
- Returned Payment Fee: $35 per returned transaction.
- Lockout Fee: $75 during business hours, $125 after hours.
- Key Replacement Fee: $25 per key.
๐ก Apartment Rules and Regulations
To ensure the safety and comfort of all residents, the following are strictly enforced:
- Leaks and Plumbing: Report all radiator or plumbing leaks immediately to maintenance.
- Appliances: Washers and dryers are not permitted in units.
- Pets: No dogs or cats are allowed at any time, unless otherwise authorized in writing.
- Noise: No loud noise, music, or disruptive behavior. Quiet hours are 10 PMโ7 AM.
- Occupancy: Only tenants listed on the lease may occupy the apartment.
- No one may stay in the apartment while the tenant is away.
- Pest Control: Tenants must allow entry for monthly pest extermination services.
- Vehicle Repairs: No vehicle repairs or oil changes may be performed on or around the building.
- Basement Storage: Basements are not for storage of personal items.
- Smoke Detector: Tenant is responsible for replacing batteries as needed.
- Security Bars / Door Gates:
- Bars or gates may not be installed on entry doors without written permission.
- Tenants agree to keep existing bars unlocked while home.
- Tenant releases Landlord from any injury or loss caused by unauthorized security devices.
- Garbage Disposal:
- All garbage must be bagged and placed neatly inside building containers.
- Boxes and large items must be cut or broken down before disposal.
- Ask delivery drivers to remove large packaging materials.
- Smoking: Smoking or vaping (including cannabis) is not allowed in any common area, including hallways, vestibules, or laundry rooms.
Violations may result in fines or lease termination.
๐งฐ Maintenance, Repairs, and Access
- Maintenance Requests: Submit all work orders through the Kyra tenant portal.
- Entry Policy: Management may enter your apartment with at least 48 hoursโ notice for inspection, repair, or to show the unit to prospective tenants.
Emergency entry may occur without notice. - Missed Appointments: If access is denied or missed, a $50 service charge may apply.
- Tenant-Caused Issues: Damage or infestations caused by negligence (e.g., failure to report leaks, improper waste disposal) will be repaired at tenantโs expense.
๐งผ Cleanliness and Pest Prevention
Tenants are responsible for keeping units clean and sanitary.
To help prevent pest problems:
- Dispose of garbage regularly.
- Do not leave food uncovered.
- Report signs of pests immediately through the portal.
- Keep countertops, stoves, and sinks clean and free of debris.
๐ฟ Mold and Moisture Prevention
Tenants must promptly report any:
- Water leaks
- Dripping faucets or plumbing
- Condensation on windows or walls
- Visible mold or musty odors
Failure to report moisture or mold issues may make the tenant responsible for related damages.
๐๏ธ Quiet Enjoyment & Conduct
Kyra aims to maintain a peaceful living environment for all residents.
Tenants shall not:
- Engage in conduct that disturbs other residents.
- Allow guests to create excessive noise or loiter around the building.
- Use the premises for illegal activity.
Repeated disturbances are grounds for non-renewal or termination of tenancy.
๐ Insurance and Liability
- All tenants are required to maintain renterโs insurance with a minimum of $100,000 liability coverage.
- The landlord and management company must be listed as an โAdditional Interested Party.โ
- The landlord is not responsible for loss or damage to tenant belongings due to theft, fire, flood, or negligence.
๐ป Communication and Notices
- Digital Notices: Tenants consent to receive notices, communications, and updates via email, text message, or through the Kyra portal.
- Emergency Contact: Each tenant must provide and maintain an up-to-date emergency contact within 7 days of move-in.
- Document Delivery: Electronic signatures on leases and forms (DocuSign, DoorLoop, or equivalent) are legally binding.
๐งฑ Legal Compliance and Ordinances
- Chicago RLTO: All leases are subject to the Chicago Residential Landlord and Tenant Ordinance (Municipal Code Chapter 5-12).
- Lead Paint Disclosure: Required for all pre-1978 buildings.
- City Registration: All Kyra-managed rental properties are registered with the City of Chicago as required under local ordinance.

Kyra reserves the right to update these Rules and Covenants with 30 daysโ notice.
All updates will be posted at:
